How to read it

The conforming limit is the largest loan Fannie Mae or Freddie Mac will buy in that county. A loan above it is a jumbo loan, priced and underwritten by the lender on its own terms. The baseline 2026 one-unit limit is $832,750, and counties where home prices run well above the national median get a higher limit, up to 150 percent of the baseline. The FHA limit is the most FHA will insure in that county; it sits between its own floor and ceiling and is usually lower than the conforming limit outside high-cost areas.

Limits are per property, not per borrower, and they are set once a year. FHFA publishes the next year's limits in late November. Florida has 67 counties, and only Monroe County carries a limit above the baseline.

Loan limits are eligibility ceilings, not approval amounts. What you can borrow depends on income, credit, the property and the lender. See disclaimers.

Questions people ask

What is the 2026 conforming loan limit?

The baseline 2026 conforming loan limit for a one-unit home is $832,750 in most U.S. counties, set by FHFA. High-cost counties get a higher limit, up to $1,299,500 for one unit. 160 counties carry a limit above the baseline.

What is the 2026 FHA loan limit?

HUD sets FHA limits by county. For 2026 the one-unit FHA limit ranges from a floor of $541,287 in most counties to a ceiling of $1,299,500 in the highest-cost areas. Two, three and four unit homes have higher limits.

What is the 2026 conforming loan limit in Florida?

Most of Florida's 67 counties use the baseline of $832,750 for one unit. Monroe County is the exception at $990,150.

What happens if my loan is above the conforming limit?

It is a jumbo loan. Fannie Mae and Freddie Mac will not buy it, so the lender prices and underwrites it on its own terms, usually with a larger down payment, higher reserves and a stronger credit profile.

When do loan limits change?

FHFA announces the next year's conforming limits in late November, and HUD publishes FHA limits shortly after. Both take effect for loans closed from January 1.
